BRAND NEW Incentives in OHIO to Buy a Home--FREE $$$

Hello,

Please pass this along to any people you may know who might be considering buying a home.

The Government just rolled out another incentive to purchase. It is for a limited time, but it is incredible!!

Here are the highlights.....I can explain further if you email me.

---Down Payment assistance grant--

If paying for a down payment and closing costs have kept you from getting into a home of your own, OHFA's Down Payment Assistance Grant may be able to help. Eligible borrowers participating in the First-Time Homebuyer Program, Target Area Loan Program, and Ohio Heroes Program can use the grant to greatly reduce the out-of-pocket expenses associated with buying a home.
  • If you qualify for one of OHFA's home loan programs, you can choose to take advantage of the Down Payment Assistance Grant.
  • OHFA will issue a grant in an amount up to 2.5% of your home's purchase price.
You can use the grant to pay for the down payment, closing costs, or other prepaid expenses incurred prior to closing. Keep in mind that while the grant will greatly reduce your expenses, you may still be required to pay for some costs out of pocket.

Here is the BRAND NEW additional help being provided by the State of Ohio as well:

--homebuyer tax credit advantage program --

Let OHFA help you with down payment and closing costs through the Homebuyer Tax Credit Advantage Program featuring no interest and no loan payments until August 2010. Eligible borrowers participating in the First-Time Homebuyer Program or Ohio Heroes Program can use the loan to greatly reduce the out-of-pocket expenses associated with buying a home.
If you qualify for one of OHFA's home loan programs, you can choose to take advantage of the Homebuyer Tax Credit Advantage Program.
  • OHFA will issue a loan, as a second mortgage, up to 3% of the purchase price of the home.
You can use the loan to pay for the down payment, closing costs, or other prepaid expenses incurred prior to closing. Keep in mind that while the loan will greatly reduce your expenses, you may still be required to pay for some costs if they are not covered by the loan.
  • If you take advantage of the loan, your second mortgage interest rate will be fixed at 1% higher than OHFA's current mortgage rates and you will begin paying August 1, 2010.
  • You may be eligible for a new federal First-Time Homebuyer Tax Credit of up to $8,000.
  • You may claim the credit either on your 2008 federal tax return, due April 15, 2009, or on your 2009 tax return filed in 2010. More information about the First-Time Homebuyer Tax Credit is available from the IRS web site.
  • Incentives are available if you choose to prepay the Homebuyer Tax Credit Advantage loan by June 30, 2010. Otherwise, your mortgage payment will increase slightly due to the added second mortgage loan payment.

These two programs essentially bring back the $0 down loan program for many buyers.

Contact me to see if you or someone you know qualifies. It is quite simple. Don't miss out!!

Deadline is in 6 months......the clock is ticking to claim one of the biggest incentives to buy a home ever put on by the US Government and The State of Ohio Government.

Bank Short Sale without major credit damage

Recent changes to lender guidelines are allowing people to short sale their home without going late on their mortgage.

This allows the homeowner to sell their home and avoid major damage to their credit.

We have great success negotiating mortgage debt forgiveness for our clients. That means the lender forgives all the "negative equity" in the home and the seller can move on with their lives and purchase another home.

If you want to learn how to take advantage of this program or to see if it applies to your particular situation, drop us an email.

How to Save Housing in the USA without spending any taxpayer $$$

I promise that you will never get
a BLOG from me about politics.............

This blog will start to sound a little like politics,
but it is not! It is about saving our homes, neighborhoods
and our country. And you can help.......

Please read this and decide for yourself.

You see, there is a bill in Congress right now -- HR600.
It is very important to YOU and ME and YOUR KIDS and
YOUR NEIGHBORS.

HR600 is the bill that will decide whether or not Down
Payment Assistance (DPA) should be allowed again.
(It was killed in October 2008 by Congress and HUD).

CALL ON CONGRESS TODAY -- (send your local,
state, and federal politicians an email--takes 4 minutes at most)

What is Down Payment Assistance you ask?? It is
where the SELLER can contribute $$ to the BUYER
of their home so that they can buy their first home.

IT DOES NOT COST ONE PENNY OF
TAXPAYER MONEY!! NONE. ZERO.
ZILCH. NADA.
(did you catch that?) It does not
cost you or me anything!! :-)

Why is it so important? Check out these facts
quoted from this website: http://www.ameridream.org

Over the past 10 years charitable down payment
assistance funded in part by home sellers have:

* Helped over one million people become homeowners.
* Given over $4 billion in cash for down payment assistance.
* Spurred $11 billion of direct spending with $24 billion of net economic impact.
* Never used government money or taxpayer dollars.

You see, most first time homebuyers do NOT
have$$ tens of thousands of dollars $$ to buy
their first home (who does nowadays--right?)

This program allows the SELLER to contribute
the down payment to the BUYER.

Now, this program was abused in the past because
LENDERS did not uphold their end of the bargain
and started letting EVERYONE get a loan--even
if they had terrible credit. That does not help anyone
and is, in fact, a detriment to everyone. That practice
MUST STOP.

HR600 is not asking for FHA to decrease their
lending restrictions........but rather, it is asking
them to make the restrictions tougher!! But at
the same time, allow QUALIFIED BUYERS to
use the DPA program to buy a home.

Why should you care??????????????

Because our country will not recover until HOUSING
recovers.

Forget WALL ST. Think MAIN ST.

We have to help the common American from the
Grass Roots level and get the first time home
buyers into the market.

Like it or not, 70% of Americans wealth are tied
up in their personal residences. We have to STOP
the decline in home prices and stem the tide of
foreclosures.

EMAIL CONGRESS A SHORT EMAIL -- (type one
email and it will automatically go to all of your
Congressmen & women)

Until first time home buyers start buying again,
no one else can sell their home and move up to a
larger home. It is an ugly Domino Effect.

Think about it. If the low-priced homes cannot be
sold, how can the upper-end homes sell? We have
to get the low end inventory sold (first time
homebuyers)--so those sellers can move up the
chain and buy larger homes and so on and so on.
Make sense?

Foreclosures are caused (quite often) because
the SELLER cannot SELL--even if they want
to (unless it is by a Short Sale). We must stop
foreclosures--now.

Congress is set to vote on this on February 9th, 2009.
If you think this is important--you must act right
now (it will take about 4 minutes of your time). I did
it in less time.

Click the link below:

I CARE ABOUT MY HOUSE AND WANT TO STOP ITS DECLINE IN VALUE
-- (take 4 minutes to let congress know we don't want
to spend anymore taxpayer $$)

This program can be a BIG start to fixing
the HOUSING CRISIS and it DOESN'T COST
A PENNY!!

Have a great day!!

IT DOESN'T MATTER How Much You Owe on Your Home........We Can Sell it!!

I Know, I know...........

1. You owe more on your home than what it is worth.
2. You don't have tens of thousands of dollars to bring to the closing table.
3. You have good credit and are not behind on your payments.
4. Homes are not selling where you live.
5. There is a real estate and mortgage crisis going on in this country.
6. You would love to take advantage of the HUGE buying opportunities in this market.

Relax people! Banks are now allowing people to sell their home for less than what is owed on them. We are selling homes for people who are upside down by over $100,000 and the banks are letting them do it!! They have a program to do this without destroying your hard-earned good credit.

"Why"??

Because the banks are getting HUGE handouts from the government. They want to take ALL of their losses now while the government is giving these handouts out like Halloween Candy. Their strategy is to flush all the negative equity out of the market TODAY!!

The process is called a "SHORT PAYOFF".

NEVER HEARD OF IT??

Don't feel bad, most people haven't....

If you would like to know how this is done or to see if you qualify, shoot us an email or a phone call (614-804-2100).

We are doing these transactions in all 50 states.

These programs will NOT last forever..........

When the bailout money is gone, these programs will probably go bye-bye.....

If you are ever going to do it, now is the time!!

For a copy of our book we co-authored, Should I Short Sale My Home?, send me an email and I will email it to you.
